Praemia REIM renews 40 leases with Clariane covering more than 170,000 sqm of healthcare real estate

Paris, July 30th, 2026 - Praemia REIM announces the renewal of 40 leases entered into with Clariane, a leading European provider of care and support for vulnerable people. The transaction covers more than 170,000 sqm across France. The renewed leases provide for 12-year commitments, with an average firm term of 11.5 years.

These renewals extend the long-term partnership between Praemia REIM and Clariane, enabling both groups to take a long-term approach to the management, adaptation and environmental performance of the facilities concerned.

The portfolio comprises 38 nursing homes for dependent older people (EHPADs) and two Medical and Rehabilitation Care (SMR) clinics, located across more than ten French regions, including Île-de-France, Provence-Alpes-Côte d’Azur, Nouvelle-Aquitaine and Hauts-de-France. The facilities meet essential needs in the care of dependent older people, as well as rehabilitation and recovery care pathways. They are held by institutional funds managed by Praemia REIM and by the Primovie SCPI.

These renewals enhance visibility over rental income and enable both partners to plan the adaptation and environmental performance of the facilities over the long term. They illustrate Praemia REIM’s long-term management approach, based on dialogue with its tenants to support their development projects and adapt their facilities to local needs.

The renewals also include shared commitments on energy performance. Praemia REIM and Clariane will work together to achieve the targets set under France’s Eco Energy for Tertiary Buildings scheme, the Dispositif Éco Énergie Tertiaire. This approach will notably involve implementing energy performance contracts, sharing consumption data, identifying measures to reduce energy consumption and scheduling the investments required to improve systems and buildings.

Xavier Cheval, Head of Healthcare at Praemia REIM France and responsible for ESG, said: “The renewal of these 40 leases strengthens our partnership with Clariane. It enhances visibility over rental income and creates value for the funds concerned. It also enables us to plan, together with the operator, the investments required to adapt these facilities to the needs of residents and patients, as well as to the challenges posed by global warming. This transaction fully demonstrates our ability to leverage our asset management expertise and the scale of our managed portfolios to address the long-term real estate priorities of leading healthcare operators.”
